The Building Construction Process
All projects are different in many ways so the following is a general list of some of the most important steps to consider.
- Determine Location
- Determine when you want to occupy
- Find available land in the desired location that has the proper zoning for what kind of business you operate
- Create and offer and negotiate the price of the land
- Proceed with Due Diligence and investigation of the properties set backs, right of ways, easements, liens, or any other factors included with the land that may prohibit you from building what you want.
- Purchase Land
- Possible Re Zoning process (usually lengthy and extremely time consuming)
- Development review process which consists of :
- Producing a Phase 1 study of the property
- Obtaining an ILC (Improvement Location Certificate)
- Geotechnical Study
- Collaboration of Engineers to produce the development drawings ( Civil, Structural, Architectural, Electrical, Mechanical, Landscaping, storm water, etc.)
- Coordinate availability of all utilities with the appropriate utility provider ( Gas, Electric, Water, Sanitary Sewer, Storm Sewer, Phone, Cable, Etc. )
- Submit development drawings to the governing entity for approval.
- Construction Design which consists of coordinating all engineers to make final construction documents the Civil, Architectural, Structural, Electrical, Mechanical, Landscaping, Water Quality, Fire Protection, Traffic, Etc.).
- Submit stamped construction documents to the governing agency to obtain building permit.
- Make any corrections to the construction documents and resubmit. This process is usually repeated a few times before the final permit is issued.
- Put construction project out for bids. This is usually the best way to ensure that you get quality construction for a good price.
- Oversee construction progress and make sure that schedules are being met, and the contractors are getting paid.
- Coordinate all inspections throughout the construction process.
- Provide Final signed off permit card to governing agency to obtain a certificate of occupancy.
- Move In!
